When to fit sanitaryware in the bathroom sequence

Sanitaryware fitted before tiling, painting and finishing are complete stays exposed to dust, paint splashes and accidental knocks from the team still working in the room. A basin or bath fitted too early may need extra cleaning or, in worse cases, repairs to scratches from the finishing work around it.

Postponing the fixtures long after tiling makes it harder to check and adjust the water and drain connections, which are more accessible before the finishes completely cover the area. Too late a sequence may even require partly removing finishes already laid if a problem with the installation is discovered only at final fitting.

Hidden services (water, drainage) go in first, followed by waterproofing, then floor and wall tiles, and the sanitaryware is fitted only once these stages are completely finished — but before the final painting of the surrounding walls, to avoid paint splashes on installed surfaces. This order minimises both the risk of damage and the difficulty of reaching the services.

If fitting can't be postponed until all the work is finished (for example if the bathroom must stay partly usable during a larger renovation), temporary protection with sheeting or board applied right after fitting reduces the risk of damage from the ongoing work around, without postponing the installation entirely.
